If you are shortlisting villas near IT parks on Sarjapur Road, the useful question is not "how close is the nearest tech park" but "how long does my own commute take, at my own hours, and for how many years". This guide answers that for NVT Whispering Hues, a villa community at the EOI stage in Gunjur, using drive times we measured on Google Maps on the evening of Saturday 17 October 2026, plus the developer's own indicative figures.
The short version: the Sarjapur Road campuses (Wipro, RGA) are the easy ones. The Bellandur and Outer Ring Road campuses are a 40-minute-plus drive that you should test before you commit. Whitefield and Electronic City are possible but long. We say so plainly in each of the 14 articles linked below.
Villas near IT parks on Sarjapur Road: measured drive times
Whispering Hues is roughly 8 to 13 km from most Sarjapur Road and Bellandur campuses, but the time is dominated by traffic, not distance. The table uses Google Maps, measured Saturday evening in October 2026 from the project pin at Ramnaikanahalli Road, Hegondanahalli; weekday peaks vary.
| Campus | Google Maps drive | Distance | Developer's indicative time |
|---|---|---|---|
| Wipro SEZ, Kodathi | about 23 min | 8.3 km | Wipro, Sarjapur: 14 min |
| RGA Tech Park, Carmelaram | about 27 min | 9.4 km | not listed |
| Cessna Business Park | about 38 min | 10.7 km | 38 min |
| Prestige Tech Park (access road, approximate) | about 39 min | 10.9 km | 39 min |
| Wipro corporate office, Doddakannelli | about 42 min | 12.0 km | not listed |
| Embassy TechVillage | about 42 min | 11.8 km | 41 min |
| RMZ Ecospace | about 42 min | 12.5 km | not listed |
| Global Tech Park | about 42 min | 12.2 km | not listed |
| RMZ Ecoworld | about 45 min | 13.1 km | not listed |
| ITPB, Whitefield | about 59 min | 12.8 km | ITPL: 41 min |
| Infosys, Electronic City Phase 1 | about 1 hr 15 min | 21.7 km | not listed |
Two patterns stand out. The developer's indicative times and our Saturday-evening readings agree closely for the Outer Ring Road campuses, and disagree most for Whitefield, where Varthur Road slows badly in the evening. Treat all of them as ranges. For a daily commute, run Google Maps with a "depart at" time of 8:30 am on a Tuesday before you shortlist anything.
Which campuses are realistic from Gunjur
Realistic means a commute you could live with five days a week. For most readers that is under about 45 minutes each way.
- Under 30 minutes: Wipro SEZ near Kodathi and RGA Tech Park at Carmelaram. If your employer is here, Gunjur is a sensible base.
- 38 to 45 minutes: the Bellandur and Marathahalli cluster, covered in villas near Bellandur tech parks, with individual pages for RMZ Ecospace, RMZ Ecoworld, Embassy TechVillage, Global Technology Park, and Prestige Tech Park. The Wipro corporate office at Doddakannelli sits in the same band by road.
- An hour or more: ITPL and ITPB in Whitefield and Electronic City. Hybrid schedules make these workable; a five-day office commute does not.
Why the Bellandur cluster takes longer than the distance suggests
The 12 km to Ecospace takes about 42 minutes because the route feeds into Sarjapur Road and the Outer Ring Road, two of Bengaluru's busiest corridors. Google's suggested route from Gunjur runs along Varthur Road and the Varthur-Sarjapur Road, then onto Sarjapur Road towards Bellandur.
Peak-hour slowdowns are well known around the Sarjapur Road and Outer Ring Road junction and through the Kaikondrahalli, Haralur and Ambalipura stretch, which we have not measured here. If you work in Bellandur, the question is whether you can shift your hours. A 7:30 am start or a 10:30 am start changes the experience more than any property decision. We compare the campuses side by side in villas near Bellandur tech parks.
Metro and public transport: what is real today
No metro station serves Gunjur today, so any commute begins with a road leg. The planned Blue Line along the Outer Ring Road, from Central Silk Board to KR Puram, is under construction; press reports in August 2026 put completion of that elevated stretch in 2027 (Swarajya, August 2026), so it is not something to plan around yet. Check BMRCL's own announcements before relying on any date.
On the other side, the Purple Line has run to Whitefield (Kadugodi) since 2023, which helps if you work at ITPB and can reach a station. The Yellow Line from RV Road to Bommasandra opened on 11 August 2025 (Deccan Herald), and serves the Electronic City area, though it is a long way from Gunjur. In practice, Sarjapur Road commuters use company shuttles, cabs, two-wheelers and cars.
How Whispering Hues fits an IT household
Whispering Hues suits a household that wants a large home and accepts a longer commute in exchange. The plans include a media room and a first-floor family lounge on both villa types (Carnation, sold as 4 BHK, and Bluebell, sold as 5 BHK with four bedrooms plus a media room), which can double as work and study space. The proposed clubhouse includes a coworking area, which is planned, not built.
The local ecosystem matters for families too. Per Google Maps (October 2026), Greenwood High's Sarjapur campus is about 2 minutes away, TISB about 3 and Inventure Academy about 6. See family-friendly villas in Sarjapur Road and the location guide. Two persona guides go deeper: villas for IT professionals in Bangalore and villas for MNC employees in Sarjapur Road.
Trade-offs are real. These are premium villas: the tentative basic price is ₹5.96 Cr to ₹7.05 Cr (price sheet, 25 September 2026), plus other charges and taxes, and the price guide breaks it down. RERA number and possession date are not yet published; verify on rera.karnataka.gov.in once issued.
A simple way to decide
Work backwards from your office. Put the campus address into Google Maps at your real start time, then run it twice: once for the morning, once for the return. Add a second option if your employer allows hybrid days.
If you are comparing across the city, best villas near tech parks in Bangalore widens the lens, and the IT hubs overview and connectivity guide cover the corridor more broadly. To see the site and drive your own route, book at /#visit or message +91 80509 73051 on WhatsApp for the price sheet. A site visit does not reserve a villa.
How to read these numbers without fooling yourself
A single Google Maps reading is a snapshot, not a promise. Ours was taken on a Saturday evening, roughly 5:30 to 6:30 pm, which is busy for retail and leisure roads but different from a Tuesday at 9 am. Three habits make the figures more useful.
First, repeat the query yourself. In Google Maps, set "depart at" for 8:30 am and 9:30 am on a weekday, and for 6 pm on the return. Note the spread between the best and worst result, not just the middle. A commute that ranges from 35 to 65 minutes is a different proposition from one that ranges from 40 to 50, even if both average 45.
Second, compare like with like. The developer's sales presenter lists indicative times for some hubs, for example Wipro Sarjapur at about 14 minutes, Cessna Business Park at about 38, Prestige Tech Park at about 39, ITPL at about 41 and Embassy Tech at about 41. Where our Saturday-evening readings match those (Cessna, Prestige, Embassy), the Outer Ring Road estimates look stable. Where they differ sharply, as with ITPL and the two Wipro sites, find out why. In the Wipro case, the developer's figure probably refers to a different pin from either of our two measured sites.
Fourth, turn minutes into hours. Assuming 200 office days a year and the Saturday-evening times each way, a 23-minute commute costs roughly 150 hours a year, 42 minutes about 280 hours, 59 minutes about 390 hours, and 1 hr 15 min about 500 hours. These are simple multiplications of our readings, not forecasts, but they put the trade-off in perspective: the extra 19 minutes between Wipro SEZ and Ecospace is about 130 hours a year. Hybrid working scales these figures down in proportion to your office days.
Third, count the last kilometre. Large campuses have multiple gates, security queues and internal roads. A 42-minute Google estimate to a campus can become 50 minutes to your desk.
Questions to ask your employer before you buy
A home purchase is a multi-year decision, while employer policies change every year. Before you pay an EOI amount, ask these.
- Is my hybrid pattern written down? A verbal assurance of "two days a week" is not the same as a policy.
- Does the company run shuttles along Sarjapur Road or Varthur Road? If so, where are the pickup points, and what are the last-drop times?
- Could my team move to another campus? Many employers have more than one Bengaluru site. A belt with several campuses in a similar drive band, as the Sarjapur Road and Outer Ring Road belt offers from Gunjur, protects you better than a home tied to a single building.
- What are the core hours? A 10 am to 6 pm core is easier on the roads than 9 to 5.
If you hold an offer from a new employer, treat that as an extra reason to wait for the RERA number and possession date, which are not yet published, before committing money. The related questions on finance and schooling are in the persona guides for IT professionals and MNC employees.
One more practical point on the Sarjapur Road belt: the best value in time terms usually comes from combining a modest commute with a good school leg. In our set, the two campuses under 30 minutes and the schools within 6 minutes together make Gunjur an unusually balanced address for a two-income household with children. For households where one partner works in Whitefield or Electronic City, the balance tips differently, and it is fair to look at other belts. We would rather you choose with the full picture than be disappointed in year two. The persona and comparison guides linked above are written to help with exactly that decision, and each of them says plainly when Gunjur is not the right fit.
