The short answer

Google Maps showed about 42 minutes and 12.5 km from Whispering Hues in Gunjur to RMZ Ecospace on Bellandur's Outer Ring Road, measured on a Saturday evening in October 2026. The route runs along Varthur and Sarjapur roads. Weekday peak times differ, so test your own hours.

Ecospace is one of the best-known campuses in Bellandur, which is why villas near RMZ Ecospace come up so often when people search for a home with a villa garden and an Outer Ring Road job. From NVT Whispering Hues in Gunjur, the drive is about 42 minutes. That is respectable for a villa community this far from the city core, but it is a commute, not a short hop. This article covers what the campus is and how realistic the drive is. The full comparison is in villas near IT parks on Sarjapur Road.

What Ecospace is today

Ecospace is an office campus on the Outer Ring Road at Bellandur. Google lists it as a corporate campus, with 4.2 stars from more than 22,000 reviews (October 2026). The campus was developed under the RMZ banner; Brookfield's property page now lists it with about 1.5 million sq ft of office space (Brookfield Properties, accessed October 2026). I did not find a reliable public tenant list, so I will not name occupiers.

If you work here, confirm your building and gate. The campus is large enough that the last 10 minutes inside the area can differ from the Google ETA.

The measured drive

Google Maps showed about 42 minutes for 12.5 km, measured Saturday 17 October 2026 in the evening, via Varthur Road and Varthur-Sarjapur Road, joining Sarjapura-Bangalore Road.

Compared to Time from Whispering Hues
Ecospace about 42 min (12.5 km)
Embassy TechVillage about 42 min (11.8 km)
Global Tech Park about 42 min (12.2 km)
RMZ Ecoworld about 45 min (13.1 km)
Cessna Business Park about 38 min (10.7 km)

Nearby campuses cluster within a few minutes of each other, which is useful if you might change jobs within the cluster. Ecospace sits among them, so a move between these campuses would not force a move of house.

Route and bottlenecks

The route is the standard Sarjapur Road corridor. The slow points are junction approaches and the build-up through Kaikondrahalli and Haralur before the Outer Ring Road, which we have not timed one by one. In peak hours, a short stretch can take as long as the whole first half of the trip. Plan to leave before the peak builds or after it clears.

Beating the commute

  1. Shuttles. Ask your employer for pickup points on Sarjapur Road. Many readers coordinate pickups from clusters of homes.
  2. Staggered hours. A 10 am start usually feels better than 9 am; try both on a weekday.
  3. Evening buffer. If you can leave after 8 pm, the return is lighter.
  4. Metro later. The Outer Ring Road Blue Line (Central Silk Board to KR Puram) is under construction, with press reports in August 2026 pointing to 2027. Do not plan around it until BMRCL confirms.

Reverse commuting is not a feature of this route: most traffic heads the same way you do in the morning.

Villas near RMZ Ecospace: how Whispering Hues fits

It fits if you want more land and more room than a Bellandur apartment gives you. The villas offer a private backyard, a terrace and a media room that can serve as a remote-work room (the broader household view is in villas for IT professionals in Bangalore). Greenwood High's Sarjapur campus (about 2 min), TISB (about 3) and Inventure Academy (about 6) are close by Google Maps, October 2026.

It fits less well if your role is fully on-site with early starts. Then a closer, denser location may serve you better, accepting less space.

Tentative basic prices run ₹5.96 Cr to ₹7.05 Cr (price sheet, 25 September 2026), excluding taxes and other charges; the project is at EOI stage with RERA and possession details not yet published. Book a site visit at /#visit or ask for the price sheet on WhatsApp at +91 80509 73051.

Two ways to check the drive yourself

Open Google Maps, enter "Ecospace, Outer Ring Road, Bellandur" as the destination and "NVT Whispering Hues, Ramnaikanahalli Road" as the start, then try two departure times: 8:30 am and 7 pm on a weekday. Compare against the 42-minute Saturday-evening reading above.

The better test is to drive it once at your real hour. Ask the sales team for a Saturday visit slot, then repeat the same route on a Tuesday morning. Bring your partner if you both use the same road. The experience of the junctions tells you more than the average.
