Illustrative EMI examples
The villa loan guide already walks through loan-to-value limits and one ₹3 crore example. This page turns that arithmetic into a small table, with every assumption written above the numbers.
Last updated . Figures are from the project material on this site. Where a number is not published, the page says so.
Formula and assumptions
The monthly figure uses EMI = P × r × (1 + r)^n / ((1 + r)^n − 1). P is the principal in rupees, r is the annual rate divided by 12, and n is the number of months. The table uses 8.5 percent a year and 20 years (240 months). That rate matches the illustration already published in the villa loan guide. It is not a rate a bank has offered you.
For the two villa rows, P is 75 percent of the low end of the basic price on the 25 September 2026 sheet: 75 percent of ₹5.96 Cr for Carnation and 75 percent of ₹6.80 Cr for Bluebell. The third row keeps the guide's round ₹3 crore principal so the older "about ₹2.60 lakh" example can be read against the exact instalment. The 75 percent cap is the RBI band for an individual housing loan above ₹75 lakh described in that guide. Confirm it, and expect some banks to lend less.
Own funds also have to cover stamp duty and registration, GST on an under-construction villa, and the other charges on the sheet. Those are outside P. Pre-EMI during construction is interest only on the amount released, and it is not what the table shows. The full EMI in the table starts when that principal is fully drawn.

Questions and answers
Are these EMI figures a loan quote?
No. They use the reducing-balance formula EMI = P × r × (1 + r)^n / ((1 + r)^n − 1). The assumptions are an illustrative 8.5 percent a year, a 20-year tenure, and, for the villa rows, a principal of 75 percent of the low-end basic price. The ₹3 crore row is the same round example already used in the villa loan guide. None of this is a sanction.
What does the example leave out?
Stamp duty, registration, GST and the other charges on the price sheet are not inside the basic price, and the guide to villa loans says banks generally do not finance them. Pre-EMI during construction is interest only on the amount released. The table is the full EMI on the assumed principal, not a pre-EMI schedule.
