Embassy TechVillage is among the largest corporate campuses in Bengaluru, which is why villas near Embassy TechVillage attract so many enquiries. From NVT Whispering Hues in Gunjur, Google Maps showed about 42 minutes for 11.8 km (Saturday evening, 17 October 2026), and the developer's own indicative figure is about 41 minutes. It is a long-ish commute, but one thousands of people make daily. The overall comparison sits in villas near IT parks on Sarjapur Road.
The campus in brief
Embassy TechVillage sits on the Outer Ring Road at Devarabisanahalli, near New Horizon College. Google lists it as a business park (4.4 from 18,491 reviews, October 2026). At the time Embassy REIT announced its 2020 acquisition, the campus had about 6.1 million sq ft completed and 3.1 million sq ft under construction, with occupiers including JPMorgan, Cisco, Sony and Flipkart (Embassy REIT press release via BusinessWire, November 2020). A later press report said JPMorgan leased about 5.6 lakh sq ft there for seven years (The Realty Today). Acreage figures range from about 84 to 106 acres depending on the source and date. Villas near Embassy TechVillage: the measured drive
| Item | Reading |
|---|---|
| Time | about 42 min (Google Maps, Sat evening, Oct 2026) |
| Distance | 11.8 km |
| Developer's indicative time | about 41 min |
| Suggested roads | Varthur-Sarjapur Road, Varthur Road, Sarjapura-Bangalore Road |
The match between Google's reading and the developer's number is closer than for ITPL, which suggests the Outer Ring Road routes are consistent at weekends. Weekday morning peaks are likely heavier. Test it.
Route and where it slows
The route follows Sarjapur Road to the Outer Ring Road. The build-up through Kaikondrahalli, Haralur and the Outer Ring Road junction is the stretch locals expect to be slow. The last kilometre into a large campus often takes longer than expected because of gate queues; ask your office which entrance is least congested at your hours.
Alternatives and timing
- Cab and shuttle pooling. Embassy TechVillage has tens of thousands of commuters, so company shuttles are common; ask HR about Sarjapur Road pickup points.
- Hybrid days. Two or three days in the office cut the weekly burden.
- Metro. The Outer Ring Road Blue Line is under construction, with press reports in August 2026 pointing to 2027. Station placement near Embassy TechVillage should be checked on BMRCL's official map; it would not remove the road leg from Gunjur.
- Early or late start. A 7:30 am start can feel easier than a 9:30 am one.
Reverse commute
There is little reverse-commute benefit: you share the morning direction with thousands. The advantage comes from decoupling your hours from the herd.
How Whispering Hues fits an Embassy TechVillage employee
The villa makes sense if your household wants space and the schools nearby (Greenwood High about 2 minutes, TISB about 3, Inventure Academy about 6, per Google Maps in October 2026), and if your role allows hybrid work. The media room and first-floor family lounge in both Bluebell and Carnation can serve as remote-work space; see villas for IT professionals in Bangalore. Planned clubhouse facilities include a coworking area, though that is a proposal, not a built facility.
It makes less sense if you need to be home by 6:30 pm every day. Then living near the campus, in smaller homes, is a rational alternative.
Tentative basic price: ₹5.96 Cr to ₹7.05 Cr (price sheet, 25 September 2026), plus other charges and taxes; EOI stage; RERA and possession date not yet published. Read the location guide, compare nearby Cessna and Bellandur campuses, or book at /#visit or WhatsApp +91 80509 73051.
What to ask before you pay an EOI
Ask your HR team three things. Does your building have a shuttle route along Sarjapur Road? Are core hours flexible? And is your team likely to stay at this campus for the next three years? A yes to the first two and a confident yes to the third make the 42-minute drive a considered trade-off rather than a gamble.
A note on campus scale: with tens of thousands of people reported on site, the approach roads and gates are busy at predictable times. Asking a colleague for the least congested gate and the best arrival minute, for example just before or just after the main surge, is the cheapest commute improvement available.
