Bellandur and Kadubeesanahalli hold the densest cluster of offices that Sarjapur Road residents travel to. If you are comparing villas near Bellandur tech parks, the question is how much these five campuses actually differ for a household in Gunjur. Short answer: not much by the clock. This page puts the Google Maps readings from NVT Whispering Hues side by side, then explains how to choose. The wider picture is in villas near IT parks on Sarjapur Road.
Villas near Bellandur tech parks: the campuses side by side
All figures are Google Maps drive times and distances from the Whispering Hues pin, measured on Saturday 17 October 2026, in the evening. Weekday office-hour traffic can be heavier.
| Campus | Time | Distance | Google category and rating |
|---|---|---|---|
| Cessna Business Park | about 38 min | 10.7 km | Business park, 4.5 (522 reviews) |
| Embassy TechVillage | about 42 min | 11.8 km | Business park, 4.4 (18,491) |
| RMZ Ecospace | about 42 min | 12.5 km | Corporate campus, 4.2 (22,362) |
| Global Tech Park | about 42 min | 12.2 km | Technology park, 4.2 (300) |
| RMZ Ecoworld | about 45 min | 13.1 km | no category listed |
| Prestige Tech Park (access road, approximate) | about 39 min | 10.9 km | no category listed |
The range from fastest to slowest is only seven minutes. Cessna and Prestige are nearer the Kadubeesanahalli end of the Outer Ring Road; Ecoworld is furthest along it.
What each campus is, briefly
- Cessna Business Park: a business park on Embassy Tech Square Main Road, Kadubeesanahalli. We did not verify tenants.
- Embassy TechVillage: at the REIT's 2020 acquisition, about 6.1 million sq ft completed and 3.1 million sq ft under construction, with JPMorgan, Cisco, Sony and Flipkart named (Embassy REIT release, November 2020). See the dedicated page.
- RMZ Ecospace: an RMZ-developed campus now listed by Brookfield at about 1.5 million sq ft (details).
- RMZ Ecoworld: about 7.5 to 7.7 million sq ft across 16 towers, according to RMZ and Brookfield India REIT (details).
- Global Tech Park: phases delivered in 2015 and 2017 per a Mapletree listing (details).
- Prestige Tech Park: a multi-block cluster (details).
Why the times cluster
All of them use the same funnel: Varthur Road, Varthur-Sarjapur Road, then Sarjapur Road towards the Outer Ring Road. The delay is mostly in the shared section, which locals know as slow around Kaikondrahalli and Haralur (not timed by us). Once past that, the differences are short hops. So moving from one campus to another within this belt hardly changes your housing equation.
Making the commute work
- Stagger your hours by 60 to 90 minutes if the employer allows.
- Pool a cab or shuttle from Varthur Road.
- Use hybrid days for the weekly average to feel lighter.
- Watch the Blue Line. The Outer Ring Road metro (Central Silk Board to KR Puram) is under construction; Swarajya reported in August 2026 it could reach 2027. It will help the last mile, not the Gunjur leg.
Reverse commutes do not exist on this route; most Sarjapur Road residents go the same way.
When Gunjur makes sense for this belt
It makes sense when your priorities are space and schools, and your work pattern is hybrid. Both Bluebell (sold as 5 BHK with four bedrooms plus a media room) and Carnation (4 BHK) include a media room and a family lounge for remote days. Schools are close: Greenwood High about 2 minutes, TISB about 3, Inventure Academy about 6 (Google Maps, October 2026).
It makes less sense if you want to be home within 30 minutes. The location guide helps; the IT professionals guide covers home-office planning.
Tentative basic prices: ₹5.96 Cr to ₹7.05 Cr (price sheet, 25 September 2026); other charges and taxes extra; EOI stage; RERA number and possession date not yet published. Book a visit at /#visit or WhatsApp +91 80509 73051.
Which campus gives you the most room to move later
If you want flexibility, choose a home that works for all of these campuses rather than one. At 38 to 45 minutes each, they fall within a similar band, so a job change inside the belt does not force a house move. That is a quiet advantage of the Gunjur location that distance charts miss.
If you work for an employer in this belt and are unsure which campus your team will use next year, take the most conservative reading in the table, 45 minutes, as your planning baseline. If that is acceptable, the other campuses will feel easier, and you are covered whichever building you end up in.
