The short answer

Villas in Sarjapur Road Bangalore range from older plotted layouts to gated communities such as NVT Whispering Hues at Gunjur, where 4 and 5 BHK villas have tentative basic prices of ₹5.96 Cr to ₹7.05 Cr (price sheet, 25 September 2026). Evening traffic is the main trade-off.

If you are shopping for villas in Sarjapur Road Bangalore, the first thing to know is that "Sarjapur Road" is not one place. It is a long corridor running from Silk Board and Agara out past Kasavanahalli, Carmelaram, Dommasandra and on to Sarjapur town, with a second arm, the Varthur–Sarjapur road, cutting across it near Gunjur. Where you stand on that corridor decides your commute, your school options and what you will pay. A plot twenty minutes apart can mean a different school run, a different hospital and a different monthly budget.

This guide walks the corridor the way a buyer actually experiences it, using Google Maps measurements taken on a Saturday evening in October 2026 from the NVT Whispering Hues pin, and ends with a checklist you can carry to a site visit.

What villas in Sarjapur Road Bangalore really covers

Sarjapur Road is best read as three stretches: the inner stretch near Bellandur and Kasavanahalli, the middle stretch around Carmelaram and Kodathi, and the outer stretch through Gunjur, Dommasandra and Chambenahalli. Villa plots get larger and quieter as you move out, and the drive to the Outer Ring Road tech parks gets longer.

Gunjur sits where the Varthur–Sarjapur road meets the Gunjur–Doddakannelli road, which is why it works as a bridge between Whitefield and Sarjapur. The Whispering Hues pin is on Ramnaikanahalli Road, Hegondanahalli (560087). Google Maps puts Gunjur village about 11 minutes and 4 km away in Saturday-evening traffic, so you are in the area but not on the busiest strip. The Gunjur guide goes into that micro-market in detail.

The corridor at a glance

Drive times from the Whispering Hues pin vary by a factor of three depending on the destination, because the pin faces east and south while most employers sit north-west. The table below is a straight reading of Google Maps, not a promise.

Destination Drive (Google Maps, Sat evening, Oct 2026; varies with traffic) Distance
TISB about 3 min 1.3 km
Inventure Academy about 6 min 1.5 km
Oakridge International School about 6 min 2.1 km
Gunjur village about 11 min 4.0 km
Wipro SEZ (Kodathi) about 23 min 8.3 km
Forum The Prestige City about 23 min 5.6 km
RGA Tech Park about 27 min 9.4 km
Embassy TechVillage about 42 min 11.8 km
Whitefield (centre) about 46 min 9.7 km
International Tech Park (ITPB) about 59 min 12.8 km

The pattern is clear. Schools are minutes away; offices on the Outer Ring Road and in Whitefield are 40 to 60 minutes away on a Saturday evening. The developer's own indicative times are shorter (Wipro Sarjapur about 14 minutes, ITPL and Embassy Tech about 41), and weekday off-peak driving will be quicker than a weekend evening, but do not plan a daily commute around the optimistic number. Test your own route at your own hour.

Premium and luxury villas: what you actually get

Premium and luxury villas on this corridor generally mean gated communities with a clubhouse, 3,000 sq ft and larger built-up areas, and a private garden or terrace. Our articles on premium villas in Sarjapur Road and luxury villas in Sarjapur Road separate the two labels and explain why price per square foot is a poor yardstick on its own.

At Whispering Hues the planned villas are Carnation (4 BHK, 3,750 sq ft built-up on 2,112 sq ft of land, north facing) and Bluebell (sold as 5 BHK, 4,432 sq ft built-up on 2,368 sq ft, east or west facing). Tentative basic prices on the 25 September 2026 price sheet are ₹5.96 Cr to ₹6.21 Cr and ₹6.80 Cr to ₹7.05 Cr respectively, before the east-facing and corner premiums, other charges, GST, stamp duty and registration. Full numbers are on the price page.

Configurations: 4 BHK and 5 BHK

A 4 BHK villa on Sarjapur Road is the mainstream premium product; a 5 BHK is the larger, rarer one. Read the floor plan, not the label.

Both Whispering Hues plans have four bedrooms, each with a walk-in wardrobe and attached toilet, plus a media room, a first-floor family lounge and a service room. Bluebell is sold as 5 BHK because of its extra area, not a fifth bedroom. See 4 BHK villas in Sarjapur Road and 5 BHK villas in Sarjapur Road for room sizes and how the two compare, and the floor plans guide for the layouts themselves.

Neighbouring micro-markets

Buyers rarely choose Sarjapur Road in isolation; they compare it with the places around it. Three comparisons come up most often.

Infrastructure: what is confirmed and what is not

Be sceptical of any brochure that treats future infrastructure as a done deal. Here is what we could verify.

The Bengaluru Business Corridor, the rebranded Peripheral Ring Road, went to global tender for its first phase in March 2026. ETV Bharat reported on 31 March 2026 that the first package is a 19.8 km stretch between Tumakuru Road and Ballari Road, estimated at ₹3,348 crore, with earlier tenders in 2022 and 2024 having drawn no bidders. That stretch is on the other side of the city from Sarjapur Road, so it should not be counted as a near-term benefit here.

Namma Metro's Blue Line along the Outer Ring Road (Silk Board to KR Puram) is under construction, but we have not confirmed an opening date from BMRCL and no metro line runs through Gunjur itself. Treat any metro-proximity claim as unproven until BMRCL says otherwise. For a fuller view of roads and commute options, see the connectivity guide for Sarjapur Road.

Budgeting beyond the basic price

The basic price is only the starting figure. On the 25 September 2026 price sheet, east-facing villas carry a 5% premium and corner villas 10%, subject to availability. Other charges include BESCOM, water and connection at ₹250 per sq ft of built-up area, a ₹3,00,000 generator charge, ₹10,00,000 for recreation membership, advance maintenance and a corpus deposit at ₹55 per sq ft each, and ₹70,000 for legal charges. Stamp duty, registration and GST are extra.

For a 3,750 sq ft Carnation, the per-square-foot charges alone add roughly ₹13.5 lakh before the fixed items, by our arithmetic. Work out your own total cost, not just the headline, before you compare projects.

Schools, malls and daily life

The strongest argument for the Gunjur end of Sarjapur Road is schooling. Within roughly 10 minutes of the pin, Google Maps lists Greenwood High (about 2 min), TISB (about 3), Inventure Academy and Oakridge (about 6 each) and The Foundation School Gunjur (about 9). That is a school-run radius most of the corridor cannot match. Families should read our family-friendly villas guide and the amenities page to see what the community itself plans to add.

Shopping is a little further. Forum The Prestige City is about 23 minutes (4.5 on Google, 74 reviews) and Confident Square Mall about 21 minutes (4.6, 43 reviews). Both are modest-sized in review terms; Phoenix Marketcity and Nexus Shantiniketan are an hour or more away on a Saturday evening. If a big-mall weekend matters to you, say so on your site visit and test the drive. For the broader picture, see luxury living in East Bangalore.

How to shortlist: a buyer's checklist

A shortlist should rest on verifiable facts, not adjectives. Our best villa projects in Sarjapur Road and new villa projects in Sarjapur Road articles set out the criteria in full. The short version:

  1. Confirm the RERA registration on rera.karnataka.gov.in and match the project name and promoter.
  2. Check the payment schedule against construction stages, not calendar dates.
  3. Ask what is included in the basic price and what is extra (utilities, club membership, deposits, taxes).
  4. Drive your real commute and school run at your real hour.
  5. Read the title documents and approvals with a lawyer.

Whispering Hues is at the Expression of Interest stage. The RERA number and possession date have not been published, and a site-visit request does not reserve a villa. We would rather you know that before you visit than after.

Who this corridor suits, and who it does not

Sarjapur Road suits families who want a larger home, schools nearby and a gated setting, and who can live with a longer drive to a Bellandur or Whitefield office. Hybrid workers, retirees, and households with school-age children are the clearest fits. It suits less well a person who commutes daily to the Outer Ring Road and values every minute of the morning.

Be wary of any pitch that claims otherwise. The Saturday-evening figures above are the heavy-traffic case, but weekday peaks are no kinder on the Varthur and Sarjapur–Marathahalli roads. The honest comparison is between a longer commute and a bigger, quieter home with schools at your doorstep. Only you can price that trade. Our article on Sarjapur Road vs Whitefield villas sets the options out side by side.

If the Gunjur end of Sarjapur Road fits your routine, book a site visit and drive the route yourself, or request the price sheet on WhatsApp at +91 80509 73051. Compare it with the project overview and the location page first if you want the numbers in front of you.

Frequently asked questions

Is Sarjapur Road a good place to buy a villa?

It suits buyers who value space, schools and gated communities over a short commute to the Outer Ring Road. The trade-off is evening traffic on the Varthur–Sarjapur and Sarjapur–Marathahalli roads, where Google Maps showed 40 to 60 minutes to the main tech parks on a Saturday evening in October 2026.

How far is Gunjur from the main Sarjapur Road?

Whispering Hues is off the Varthur–Sarjapur road in the Gunjur belt. Google Maps shows about 11 minutes and 4 km to Gunjur village in Saturday-evening traffic. Check the exact turn-offs on a site visit, since several routes lead to the pin.

Are villas on Sarjapur Road more affordable than Whitefield?

We have not verified a like-for-like price comparison, so we will not claim one. Plot size, built-up area and what the basic price includes matter more than the locality name. Ask each developer for a written cost sheet.

What documents should I see before booking a villa here?

Ask for the RERA registration, sanctioned plans, title documents and the full list of charges beyond the basic price. For Whispering Hues, the price sheet of 25 September 2026 lists utility, generator, club, maintenance, corpus and legal charges separately.
