People searching for villas in Gunjur Bangalore are usually after one thing: villa space in East Bengaluru with international schools close by, without moving as far out as Sarjapur town. Villas in Gunjur: where the pin sits
Gunjur is a village on the Varthur–Sarjapur road, between Varthur to the north and Dommasandra to the south. The Whispering Hues pin is not in the village centre. Its Google Maps address is Ramnaikanahalli Road, Hegondanahalli, Chikkavaderapura, 560087, and Google Maps put Gunjur village about 11 minutes and 4 km away on a Saturday evening in October 2026, via Sarjapur–Bangalore Road and the Varthur road.
So think of it as the Gunjur–Hegondanahalli pocket, a few kilometres south of the village on the school side. The location page shows the pin.
The school belt
Gunjur's main draw is a cluster of schools on and just off Ramnaikanahalli Road. All of these are Google Maps measurements from the pin, Saturday evening, October 2026 (varies with traffic).

Commute reality
Gunjur is not a short commute to the big tech parks. Same measurement, same evening: Wipro SEZ about 23 minutes (8.3 km), RGA Tech Park about 27, Embassy TechVillage about 42 and ITPB about 59. Those are heavy-traffic figures. Developer-indicative times are lower (Wipro Sarjapur about 14 minutes), and weekday off-peak mornings may be quicker.

Hospitals and everyday needs
The Eye Foundation on Varthur Road is about 14 minutes (5 km) from the pin. Manipal Hospital Varthur Road is about 38 minutes (8.4 km) on a Saturday evening, and the developer's indicative figure is 22. Evening traffic on the Varthur road is the main reason for the gap. Check where your family's regular doctors are before committing.
For retail, Forum The Prestige City is about 23 minutes and Confident Square Mall about 21 minutes (Google Maps, same conditions). Nothing on the Gunjur side replaces a large mall run. If that matters, read luxury living in East Bangalore and the project overview.
What this means for villa buyers
Gunjur works best for families whose week is built around schools and a home-based or flexible work routine. It works less well for a daily commuter to Bellandur or ITPL. Whispering Hues plans a clubhouse with a pool, squash court and coworking area, which suits the flexible-work buyer. Tentative basic prices are ₹5.96 Cr to ₹6.21 Cr for Carnation and ₹6.80 Cr to ₹7.05 Cr for Bluebell (price sheet, September 2026). The project is at EOI stage; RERA and possession date have not been published.
Gunjur day to day
A typical week from the pin looks like this. School runs take minutes, groceries and a doctor's visit take 15 to 25 minutes in normal traffic, and a trip to a big mall or a Whitefield hospital is a planned outing of an hour or more on a busy evening. That rhythm suits some families very well and frustrates others.
Weekends are easier. Open land, school sports grounds and the planned amenities inside the community, such as the swimming pool, tennis court and cricket pitch, give children and adults somewhere to go without joining the Sarjapur Road queue. Test the area on a weekday evening as well as a Saturday before you form a view.
