New Villa Projects in Sarjapur Road: What to Verify

The short answer

New villa projects in Sarjapur Road often start as an Expression of Interest before RERA registration. NVT Whispering Hues is at that stage, with an ₹5,00,000 EOI and a booking payment within 7 days of EOI (price sheet, 25 September 2026). The RERA number and possession date are not yet published, so verify before paying.

New villa projects in Sarjapur Road usually arrive in three steps: an announcement, an Expression of Interest (EOI) window and, later, RERA registration and formal booking. Buyers who understand the difference between those steps protect themselves. This article explains how the stages work, using Whispering Hues as the worked example, and sits within our Sarjapur Road villa guide.

What EOI stage means for new villa projects in Sarjapur Road

An EOI is a way to register serious interest and secure a place in the sales process, not a purchase. At Whispering Hues the price sheet of 25 September 2026 lists an EOI of ₹5,00,000. A site-visit request does not reserve a villa. Ask in writing whether the EOI amount is refundable, under what conditions, and what it is adjusted against.

The payment schedule, in order

Here is the schedule from the same price sheet. It follows construction milestones after the initial payments.

Stage Share of price
EOI ₹5,00,000
Booking (within 7 days of EOI) 9.5% less EOI amount
Before signing agreement (within 15 days of booking) 15.5%
Foundation complete 15%
First floor slab 15%
Second floor slab 15%
Plastering 15%
Flooring 10%
Within 15 days of possession intimation 5% plus other charges

Stamp duty, registration, GST and taxes are extra. The early payments, around 25% before the agreement is signed, are the part to take seriously. See the price page for the arithmetic.

RERA and possession: the unknowns

A project advertised before registration carries more uncertainty, and honest sellers say so. The RERA number and possession date for Whispering Hues have not been published. Do not accept a verbal possession date; wait for the registered one on rera.karnataka.gov.in and compare the agreement to it.

What new projects offer, and what they cost

New launches offer current layouts, modern amenities and a milestone-linked payment plan. They cost you certainty and time: construction will take time, and so will the community around you. Whispering Hues proposes a clubhouse (pool, gym, squash court, coworking area), a tennis court, cricket pitch and amphitheatre, which will only be useful once built and handed over. See the project overview.

Infrastructure claims: read carefully

Launch material often cites roads and metro. Verified: the Bengaluru Business Corridor went to tender for its first phase in March 2026, a 19.8 km stretch between Tumakuru and Ballari roads (ETV Bharat, 31 March 2026), which is not on Sarjapur Road. We have not verified any metro station near Gunjur. Plan around the roads you drive today. Measured from the pin, the Saturday-evening Google Maps times were about 3 minutes to TISB and about 59 to ITPB (October 2026; varies with traffic).

A buyer's sequence

  1. Visit the site and see the plans.
  2. Request the full price sheet and the specification list.
  3. Wait for or confirm RERA registration.
  4. Have a lawyer review the draft agreement.
  5. Only then pay beyond the EOI amount.

Questions to put to any new-launch sales team

  • Is the project RERA-registered, and under which phase?
  • What is the refund rule on the EOI amount?
  • Which statutory approvals are in hand and which are pending?
  • Who owns the land, and is any part under joint development?
  • Which charges are on top of the basic price?

A sales team that answers these in writing is easier to trust than one that answers them in conversation only. Our villa buying checklist and stamp duty guide cover the paperwork and the taxes.

Timeline thinking

Villas take longer to build than they look on paper, because each house has three floors, a lift and a private backyard to finish. Link your decisions to the milestones in the payment schedule rather than to a calendar date: foundation, first floor slab, second floor slab, plastering, flooring. At each milestone, ask for photographs or a site visit to confirm progress before the next instalment.

If you are renting today, compare the cost of waiting with the cost of a tighter budget. If you are selling another property to fund the purchase, keep a buffer for slippage, since no possession date is published yet.
