NVT Whispering Hues Amenities: Clubhouse and Outdoors

The short answer

NVT Whispering Hues amenities are proposed and include a clubhouse with a swimming pool, gym, squash and badminton courts, coworking area and multi-purpose hall, plus outdoor spaces such as an amphitheatre, tennis court, cricket pitch, skating rink and kids' play areas. Club membership is ₹10,00,000 on the price sheet.

Amenities are where villa communities either justify their price or fall short, and they are also the part most easily oversold. The NVT Whispering Hues amenity list is long. It is also entirely proposed, because the project is at the EOI stage and nothing has been built. This guide separates the clubhouse from the outdoor spaces, notes what each is likely to mean day to day, and lists what to ask before you rely on them. The wider project is described at NVT Whispering Hues.

The clubhouse

The proposed clubhouse is the social centre of the community. It includes a swimming pool, gym, squash court, badminton court, table tennis, indoor games, a coworking area, a multi-purpose hall, an activity room, a landscaped terrace and a reception.

For daily life, three of these matter more than the rest. The coworking area is useful if you work from home a few days a week and want somewhere that is not your dining table. The squash and badminton courts give year-round sport that does not depend on the weather. The multi-purpose hall solves the family birthday problem: you do not have to host forty people in your living room.

The price sheet charges ₹10,00,000 for recreation (club) membership. That is a significant sum, so ask whether it is refundable, transferable on resale, and whether it covers family members and guests. For a wider look at how clubs work in the market, see villas with a clubhouse in Bangalore and villas with a clubhouse in Sarjapur Road.

Outdoor amenities

The outdoor list is long and mixes sport, play and quiet gardens. Sports are a tennis court, a cricket pitch, a skating rink, a half basketball court, a game deck, a yoga deck and an outdoor gym.

Play spaces include a kids' play area with a sand pit, a tot-lot and a play lawn. Social spaces include The Grand Pavilion, an amphitheatre, a party lawn, a community lawn, a gazebo, seating niches and a courtyard. Quiet spaces include a palm swing court, a villa-facing theme garden, a birds' park, a hammock garden, a floral garden, tree parks and a walkway.

Category Planned features
Sport Tennis court, cricket pitch, skating rink, half basketball court, game deck, yoga deck, outdoor gym
Children Kids' play area with sand pit, tot-lot, play lawn
Social The Grand Pavilion, amphitheatre, party lawn, community lawn, gazebo, courtyard, seating niches
Gardens Palm swing court, villa-facing theme garden, birds' park, hammock garden, floral garden, tree parks, walkway

The arrival is also designed: an arrival plaza, an entry gateway with a security kiosk, a water feature and visitor parking.

What the villas themselves add

Every villa has its own private backyard, a private terrace and a balcony for every bedroom. These do not appear on the shared amenity list but they change how much you use the shared amenities.

A family with a 32′ × 16′5″ backyard, as drawn in the Bluebell east plan, may use the lawn for most children's play and visit the common areas less. A family on a smaller Carnation plot may use them more. Our floor plans guide shows the private spaces, and our guide to villas with private garden in Bangalore looks at the trade-off more broadly.

Pets and children

Private backyards give pets outdoor space at home, but a community pet policy has not been published. If you have a dog, ask whether pets are allowed in common areas, whether they must be leashed, and whether there are breed restrictions.

For children, the planned play areas span from toddlers (tot-lot, sand pit) to older children (skating, cricket, basketball). The family-friendly villas guide explains what else to weigh, including schools, and our location guide lists nearby schools by indicative time.

Questions to ask before relying on any amenity

An amenity on a brochure is a promise; an amenity in the sanctioned plan and RERA filing is a commitment. Ask for four things in writing.

  1. Delivery timeline. Will the clubhouse be ready at possession, or after? Many communities hand over homes before the club is finished.
  2. Maintenance cost. The sheet lists advance maintenance at ₹55 per sq ft of built-up area for one year. Ask what the monthly figure will be after that, and what it covers.
  3. Access rules. Who can use the pool, courts and coworking area, at what hours, and with what guest limits?
  4. Plan status. Are the amenities shown in the approved layout? Compare against the master plan and ask for the approved site plan once available.

Our guide to gated community villa advantages is useful for understanding which of these features give the most day-to-day value.

Next step

Frequently asked questions

Is a swimming pool planned in the NVT Whispering Hues clubhouse?

A swimming pool is part of the proposed clubhouse. It is planned, not built, so confirm in the approved plan and the RERA filing once available, and ask when the clubhouse will be completed relative to possession.

Is club membership included in the villa price?

No. The price sheet lists recreation (club) membership at ₹10,00,000 as a separate charge on top of the basic price. Ask about refund and transfer terms.

Is there a tennis court or cricket pitch?

Both appear on the proposed outdoor list, along with a skating rink, half basketball court and game deck. They are planned features. Ask for sizes and whether any are shared or bookable.

Are pets allowed in the community?

A community pet policy is not published. Private backyards give pets outdoor space at home, and the sales team should be asked about common-area rules before you decide.
