Dommasandra is the junction town at the southern end of the Gunjur belt, where the Varthur road meets roads towards Sarjapur, Chandapura and Attibele. Buyers looking for villas near Dommasandra are usually after the same thing as those at Gunjur, namely schools and larger plots, but with a bit more distance from Whitefield. Villas near Dommasandra: where it fits
Dommasandra Circle is the landmark; schools such as Oakridge, Inventure Academy and TISB sit around it on the Varthur and NAFL Valley side. The pin on Ramnaikanahalli Road is north of the circle, which is why the school times are short even though the circle itself is 14 minutes away on a Saturday evening. That 14 minutes versus 2.3 km tells you the real story: the road network around the junction is slow, not far. The Gunjur guide covers the northern side of the same belt.

Note the Confident Oxygen entry: Google lists it as an apartment complex at an address that includes a mall, so we do not describe it as a standalone mall. The developer's indicative times for malls are shorter (Confident Square Mall about 12 minutes, Forum The Prestige City about 16).
Schools: very close, very busy
The three schools nearest the pin are within about 2 km. That convenience comes with a cost at school drop-off and pick-up times, when the same roads are loaded with buses and cars. Drive the stretch at 8 am and 3:30 pm, not on a Saturday. Malls and daily shopping
Retail around Dommasandra is more modest than Bellandur or Whitefield. Confident Square Mall has a 4.6 rating on only 43 Google reviews, and Forum The Prestige City 4.5 on 74, so treat these as small samples. Large-format malls such as Phoenix Marketcity and Nexus Shantiniketan are an hour or more away on a Saturday evening. See luxury living in East Bangalore and the project overview for context.
Healthcare and highways
Narayana Health City in Bommasandra is 16.6 km away by Google Maps (drive time not captured), reached via the Chandapura–Dommasandra road. The Eye Foundation on Varthur Road is about 14 minutes. Those routes cross busy junctions, so plan for medical needs ahead.
Is Dommasandra the right side of the belt?
Dommasandra suits families who prioritise the school cluster and are happy with a quieter, more suburban rhythm. It is less suited to a daily commuter to Whitefield or Bellandur. Whispering Hues villas are planned from a tentative ₹5.96 Cr (Carnation) and ₹6.80 Cr (Bluebell), per the price sheet of 25 September 2026. The project is at EOI stage, and the RERA number and possession date have not been published.
Commuting from the southern end
Dommasandra's position makes the Sarjapur direction easier than the Whitefield direction. From the pin, Wipro SEZ was about 23 minutes and RGA Tech Park about 27 on a Saturday evening, while ITPB was about 59 (Google Maps; varies with traffic). If your office is on the Sarjapur–Marathahalli side, the southern belt may serve you better than a Whitefield address.
