The short answer

NVT Whispering Hues is a proposed gated villa community by NVT Quality Lifestyle in Gunjur, off Whitefield–Sarjapur Road, Bengaluru. It offers 4 BHK Carnation (3,750 sq ft built-up) and 5 BHK Bluebell (4,432 sq ft) villas, tentatively priced ₹5.96 Cr to ₹7.05 Cr, and is at the EOI stage.

NVT Whispering Hues is a planned villa community from NVT Quality Lifestyle, set in Gunjur on the east side of Bengaluru, a short way off the Whitefield–Sarjapur Road. It is not a finished community you can walk through today. It is at the Expression of Interest (EOI) stage, which shapes almost everything a sensible buyer should ask. This page is the hub for our guides on the project. It covers the villas, the numbers, the location, the amenities and the open questions, and it points to a deeper article for each.

Everything below comes from the developer's own price sheet dated 25 September 2026, the floor plans and the project's sales material. Where something is not yet published, we say so rather than guess.

What NVT Whispering Hues is

Whispering Hues is a gated villa project where every home is a three-level, 32-foot-wide plot villa with its own lift, backyard and terrace. The project was earlier referred to by the codename "A Life in Bloom", and the two villa names, Bluebell and Carnation, follow the flower theme.

Two things set it apart from a typical apartment launch. First, the plots are individual: each buyer gets land (2,112 or 2,368 sq ft depending on the type) along with the house. Second, the plans lean on light and air: a double-height living room with a skylight, a balcony off every bedroom, and a private terrace on the top floor.

The developer, NVT Quality Lifestyle, has been in real estate since 2010 and has completed villa communities such as Stopping by the Woods (124 villas on 14 acres) and Symphony of Orchards (161 villas), both in 2024. Our developer track record notes cover this in more detail. The project is also part of a wider story of premium villas in Bangalore and, more specifically, the villas on Sarjapur Road.

The two villa types at a glance

There are two villas, Carnation and Bluebell, and the difference is mostly size and orientation. Carnation is sold as a 4 BHK on a 32′ × 66′ plot; Bluebell is sold as a 5 BHK on a 32′ × 74′ plot.

Carnation Bluebell
Sold as 4 BHK 5 BHK
Facing North East or West
Plot 32′ × 66′ 32′ × 74′
Land area 2,112 sq ft 2,368 sq ft
Built-up area 3,750 sq ft 4,432 sq ft
Tentative basic price ₹5.96 Cr – ₹6.21 Cr ₹6.80 Cr – ₹7.05 Cr

The "5 BHK" label on Bluebell deserves a plain explanation. The floor plans show four bedrooms, each with a walk-in wardrobe and attached toilet, plus a media room and a first-floor family lounge. The fifth "bedroom" is that media room. Carnation has the same room list on a tighter footprint. We unpack the Carnation layout in our 4 BHK guide and the Bluebell layout in the 5 BHK guide. You can also open the individual pages for Bluebell east, Bluebell west and Carnation north.

Both types include ground, first and second (terrace) floors, a private lift, a private backyard, two covered car parks, a service room with a service toilet, a kitchen yard and a powder room. The room-by-room dimensions are in the floor plans guide.

Price: what the sheet says and what it leaves out

The tentative basic price runs from ₹5.96 Cr to ₹6.21 Cr for Carnation and ₹6.80 Cr to ₹7.05 Cr for Bluebell, according to the 25 September 2026 price sheet. Those are basic prices, and several charges sit on top.

East-facing villas carry a 5% premium and corner villas a 10% premium, subject to availability. Extra land beyond the stated area is quoted at ₹15,000 per sq ft. Then come the other charges: BESCOM, water and connection at ₹250 per sq ft of built-up area, a ₹3,00,000 generator charge, ₹10,00,000 for club membership, one year of advance maintenance at ₹55 per sq ft, a corpus deposit at ₹55 per sq ft, and ₹70,000 in legal charges. GST, stamp duty and registration are extra.

For a Carnation at 3,750 sq ft, those other charges add up to ₹27,20,000 before taxes. The price breakdown works through the arithmetic for both villas, and the payment plan article shows the milestone schedule in rupees. Prices are tentative and can change, so treat any number as a starting point and ask for the current sheet.

Location and everyday distances

Whispering Hues sits on Ramnaikanahalli Road near Hegondanahalli and Chikkavaderapura, in the Gunjur belt between Varthur and Sarjapur. The Google Maps pin is at 12.9016, 77.7509.

Google Maps, measured on a Saturday evening in October 2026 (varies with traffic), shows The International School Bangalore about 3 minutes from the pin, Greenwood High 2 and Oakridge 6. Wipro SEZ is about 23 minutes, Forum The Prestige City about 23 and ITPB in Whitefield about 59. The developer's own indicative times are shorter for most of these, for example 14 minutes to Wipro Sarjapur and 16 to Forum, and Sarjapur Road traffic at peak hours can stretch any figure. The location guide lays out both sets of figures side by side, and our wider read on luxury living in East Bangalore puts the area in context.

Amenities and the master plan

The community is planned around a clubhouse and a long list of outdoor spaces, all described as proposed. The clubhouse plan includes a swimming pool, gym, squash court, badminton court, table tennis, indoor games, a coworking area, a multi-purpose hall, an activity room and a landscaped terrace.

Outdoors, the list runs to a pavilion, amphitheatre, tennis court, cricket pitch, skating rink, half basketball court, yoga deck, outdoor gym, kids' play areas, party lawn and several themed gardens. An arrival plaza and an entry gateway with a security kiosk frame the entrance. Our amenities guide separates the clubhouse from the outdoor features and explains what is worth confirming. The master plan article reads the layout drawing, and the site plan guide explains how to read plot positions and what to ask for on an approved plan. If you want the long list of clubs and sports, see also villas with a clubhouse in Bangalore.

Status: EOI, RERA and possession

The project is at the EOI stage. The price sheet lists an EOI amount of ₹5,00,000, followed by a booking within seven days of the EOI. A site-visit request does not reserve a villa.

The Karnataka RERA registration number and the possession date are not yet published. We will not guess either. The RERA guide explains how to check the portal at rera.karnataka.gov.in once a number is issued and what the registration actually protects. The possession date article explains how to read a construction-linked schedule and which questions to put in writing. If the EOI mechanics are new to you, our EOI explainer is a good place to start.

How it fits the East Bengaluru villa market

Gunjur and the Sarjapur belt have become a natural home for gated villa projects because land is more available there than closer to Whitefield or Bellandur. That availability is what makes 2,000-plus sq ft plots possible at all. The trade-off is distance from the large IT parks, and it is the central question for any buyer here.

Whispering Hues is positioned in the upper end of that market, with basic prices above ₹5.9 Cr. If you are still deciding on an area, our guides to Sarjapur Road versus Whitefield villas and villas near schools on Sarjapur Road show how the neighbourhoods differ, and new villa projects in Sarjapur Road shows what else is being launched. Compare like with like, using land area, built-up area and price per square foot of land, rather than headline totals.

Two practical tips. Drive the route at your own commute hour before you decide, because a figure on a brochure will not match a Monday morning. And ask to see a completed NVT villa community, so you can judge construction quality, landscaping maturity and how the residents' association works in practice. A finished project tells you more about a developer than any render.

Who it suits, and who should wait

Whispering Hues suits buyers who want a 3,500 to 4,500 sq ft home on their own plot, in a gated setting, within a short drive of Sarjapur Road's schools and Wipro's campus. It particularly fits families who value a private backyard and terrace over a high-rise view, and professionals who can work hybrid and do not need a daily crossing to Whitefield or Bellandur.

It is a weaker fit for anyone who needs to move in within a year, who wants a readymade, lived-in community, or who is stretching to reach the ₹6 Cr range. Villas cost more per square foot of land than most apartment options, and EOI-stage buying carries timeline uncertainty. Our honest review lists the pros and trade-offs side by side, and the comparison framework shows how to measure the project against other launches without relying on brochure adjectives.

What we could not verify

Being clear about gaps is part of being useful. We have not seen a sanctioned plan, the total villa count, the acreage, a specification list for finishes, or any resident feedback, because the project is unbuilt. Our drive times come from one Google Maps run on a Saturday evening, set beside the developer's indicative figures; neither is a weekday-peak measurement. If a source quotes you any of these as settled fact, ask for the document behind it.

How to take the next step

Start with the paperwork you can verify. Ask for the current price sheet, the EOI terms in writing, the refund conditions, and the RERA number once it exists. Then see the site. Our brochure guide explains what is in the project materials and how to request them on WhatsApp at +91 80509 73051.

To book a site visit, use the form at /#visit or message the same number. A visit request is a conversation, not a reservation.

Frequently asked questions

Is Whispering Hues ready to move in?

No. The project is at the EOI stage and no possession date has been published. Villas are described as proposed, and construction-linked payments in the price sheet only begin after booking. Ask for the schedule in writing before paying anything.

Where exactly is NVT Whispering Hues?

It is on Ramnaikanahalli Road, near Hegondanahalli and Chikkavaderapura, in Gunjur, off the Whitefield–Sarjapur Road in East Bengaluru. The pin code on Google Maps is 560087. The pin is at 12.901594, 77.750882.

Which villa is better value, Bluebell or Carnation?

Per square foot of built-up area, the two are close: roughly ₹15,300 to ₹15,900 for Bluebell and ₹15,900 to ₹16,600 for Carnation, at the basic prices. The better choice depends on whether you need the extra 682 sq ft of built-up space and the larger plot. See the floor plans before deciding.

Does the price include GST and registration?

No. The tentative basic prices exclude GST, stamp duty, registration and other taxes, and several charges, such as club membership and the generator, are listed separately on the sheet. Ask for an all-in written estimate.

Can I trust the amenities list?

Treat it as a plan. The clubhouse and outdoor features are described as proposed, and delivery will be tied to approvals and construction. Check what is in the sanctioned plan once RERA registration is available.
