The short answer

The NVT Whispering Hues payment plan starts with a ₹5,00,000 EOI, then 9.5% less the EOI within 7 days, 15.5% before the agreement, four 15% construction instalments, 10% at flooring and 5% plus other charges after possession intimation. On a ₹5.96 Cr Carnation, the booking payment is ₹51,62,000.

A payment plan decides how much cash you need and when, which matters as much as the headline price. The NVT Whispering Hues schedule is construction-linked, so most of the money follows physical progress rather than a calendar. This guide puts rupees on every stage for a Carnation and a Bluebell, using the price sheet dated 25 September 2026. For the project overview, see NVT Whispering Hues.

The sheet describes prices as tentative. We have assumed each percentage applies to the basic price, which is how we read it; confirm that with the team in writing.

The schedule in one table

There are nine steps, and the percentages add up to 100% of the basic price. Taxes and other charges sit outside the percentages.

Stage Timing Share
EOI At expression of interest ₹5,00,000
Booking Within 7 days of EOI 9.5% less the EOI amount
Before agreement Within 15 days of booking 15.5%
Foundation complete Construction stage 15%
First-floor slab Construction stage 15%
Second-floor slab Construction stage 15%
Plastering Construction stage 15%
Flooring Construction stage 10%
Possession Within 15 days of possession intimation 5% plus other charges

Add up the shares: 9.5 + 15.5 + 15 + 15 + 15 + 15 + 10 + 5 = 100.

Worked example: Carnation at ₹5.96 Cr

For a Carnation at the low end of the band, the money out before the agreement is ₹1,49,00,000, which is 25% of the basic price. That includes the ₹5,00,000 EOI.

Stage Amount
EOI ₹5,00,000
Booking (9.5% = ₹56,62,000, less EOI) ₹51,62,000
Before agreement (15.5%) ₹92,38,000
Foundation (15%) ₹89,40,000
First-floor slab (15%) ₹89,40,000
Second-floor slab (15%) ₹89,40,000
Plastering (15%) ₹89,40,000
Flooring (10%) ₹59,60,000
Possession (5%) ₹29,80,000
Total of the basic price ₹5,96,00,000

Check: the first three lines total ₹1,49,00,000, which is 25% of ₹5.96 Cr. The four 15% stages total ₹3,57,60,000, and the last two add ₹89,40,000.

Worked example: Bluebell at ₹6.80 Cr

For a Bluebell at the low end, each 15% stage is ₹1,02,00,000. The booking payment is ₹59,60,000 after deducting the EOI.

Stage Amount
EOI ₹5,00,000
Booking (9.5% = ₹64,60,000, less EOI) ₹59,60,000
Before agreement (15.5%) ₹1,05,40,000
Foundation, first slab, second slab, plastering (15% each) ₹1,02,00,000 each
Flooring (10%) ₹68,00,000
Possession (5%) ₹34,00,000

At the high end of each band the amounts scale up: a ₹6.21 Cr Carnation has a booking payment of ₹53,99,500 and 15% stages of ₹93,15,000, and a ₹7.05 Cr Bluebell has a booking payment of ₹61,97,500 and 15% stages of ₹1,05,75,000.

What comes on top of the percentages

The final payment, at possession, also carries the other charges. These are not spread across the construction stages in the sheet, so budget for them at the end, and ask whether any are collected earlier.

For a 3,750 sq ft Carnation, the other charges total ₹27,20,000, made up of BESCOM and water ₹9,37,500, advance maintenance ₹2,06,250, corpus ₹2,06,250, generator ₹3,00,000, club ₹10,00,000 and legal ₹70,000. For a 4,432 sq ft Bluebell the total is ₹29,65,520. The price breakdown shows the line-by-line arithmetic.

GST, stamp duty, registration and other taxes are extra and are not part of the 100%. Our guide to stamp duty and registration charges in Bangalore and the article on villa registration charges explain those costs.

Cash flow, loans and timing

The first 25% is due within about three weeks of the EOI, so have it ready before you pay the EOI. The construction stages follow the build, which gives you time to arrange funds for each, but the dates are not known.

If you are borrowing, banks usually release funds in stages against construction progress, and your own contribution typically has to be paid first. Our home loan for a villa in Bangalore guide explains how that works. Since the possession date is not published, plan for the possibility that stages come faster or slower than expected.

Protecting yourself on the schedule

Four checks keep a construction-linked plan fair.

  1. Verify each stage. Ask for a certificate or site inspection before paying a milestone.
  2. Check the agreement. Ensure the stages in the agreement match the sheet.
  3. Registration first. The sizeable 15.5% payment before agreement should follow RERA registration where possible; see the RERA guide.
  4. Refund terms. Ask in writing whether the EOI is refundable and under what conditions.

The possession date article covers what to confirm about the final stage.

Frequently asked questions

How much do I pay at EOI?

₹5,00,000, according to the price sheet dated 25 September 2026. It is credited against the booking payment, which is 9.5% of the basic price less the EOI amount. Ask whether the EOI is refundable.

How much is due in the first month?

For a ₹5.96 Cr Carnation, about ₹1,49,00,000 (25%) falls due within roughly 22 days of the EOI: the EOI, the booking payment within 7 days, and 15.5% within 15 days of booking.

Are GST and registration part of the payment plan?

No. They are extra, and so are the other charges (BESCOM, generator, club, corpus, maintenance, legal), which the sheet lists separately and which come at the end with the final 5%.

Can I pay in a different order?

The sheet describes a fixed construction-linked schedule. Any variation, such as a subvention or loan-linked plan, would have to be agreed with the developer in writing.
