Villa projects in East Bengaluru are easy to compare badly and hard to compare well. Brochures lead with renders and adjectives; the numbers that actually decide value sit further down. This article does not rank NVT Whispering Hues against named rivals, because we cannot verify other developers' figures here and will not guess. Instead it gives you a framework and fills in the Whispering Hues column, so you can fill in the others from their RERA pages and price sheets. For the project itself, see NVT Whispering Hues.
Why a framework beats a verdict
A like-for-like table protects you from the single most common error: comparing a headline price for one plot size with a headline price for another. A ₹5.5 Cr villa on 1,800 sq ft of land and a ₹6 Cr villa on 2,112 sq ft are not directly comparable until you divide.
We deliberately avoid naming competitors with specific figures. Prices, availability and approvals change, and a number copied from a portal can be wrong by the time you read it. Use each developer's official site and the Karnataka RERA portal as your source, and note the date.
The eight things to compare
These eight checks cover land, house, price, density, amenities, developer and legal status. Fill the same eight for every project on your shortlist.
| # | Check | Why it matters |
|---|---|---|
| 1 | Land area per villa | Land is the part that holds value |
| 2 | Built-up area | The house you live in; note it is not carpet area |
| 3 | Price per sq ft of land | Compares plot value across projects |
| 4 | Price per sq ft of built-up area | Compares the house value |
| 5 | Total villas and density | Decides privacy, traffic and open space |
| 6 | Clubhouse and amenities | Daily lifestyle and ongoing maintenance cost |
| 7 | Developer record | Delivery, quality, after-sales |
| 8 | RERA status and possession date | Legal protection and timeline |

The Whispering Hues column
Here are the Whispering Hues figures for each check, from the price sheet dated 25 September 2026 and the developer's published material.

|---|---|---|
| Land area | 2,112 sq ft | 2,368 sq ft |
| Built-up area | 3,750 sq ft | 4,432 sq ft |
| Basic price | ₹5.96 Cr to ₹6.21 Cr | ₹6.80 Cr to ₹7.05 Cr |
| Per sq ft of land | about ₹28,220 to ₹29,403 | about ₹28,716 to ₹29,772 |
| Per sq ft of built-up | about ₹15,893 to ₹16,560 | about ₹15,343 to ₹15,907 |
| Total villas | Not published | Not published |
| Clubhouse | Proposed: pool, gym, squash, badminton, coworking, hall | Same |
| Developer | NVT: Stopping by the Woods (124 villas) and Symphony of Orchards (161 villas) completed 2024 | Same |
| RERA and possession | Not yet published | Not yet published |
Two of the entries are honest blanks. The villa count and RERA status are not published. A competitor that fills those in has an advantage on transparency, and you should weigh it.
How to compute like-for-like prices
Always add the extra charges before comparing, because they differ between projects. At Whispering Hues, a 3,750 sq ft Carnation adds ₹27,20,000 (BESCOM, maintenance, corpus, generator, club and legal), and a 4,432 sq ft Bluebell adds ₹29,65,520. GST, stamp duty and registration are extra.
For each competitor, use this method.
- Take the basic price from the developer's own sheet and note its date.
- Add every other charge: electricity and water connection, club membership, corpus, maintenance, legal, parking and generator.
- Divide the result by land area and by built-up area.
- Add GST and stamp duty on the same basis for each.
Our price breakdown shows the full method applied to Whispering Hues, and stamp duty and registration charges in Bangalore covers the taxes.
Density, privacy and open space
Density is the least advertised and most felt factor. Two projects with the same plot size can feel very different if one packs 400 villas into the land and the other 150.
Ask each developer for the total acreage and total villa count, then compute villas per acre and the share of land left open. Whispering Hues has not published either figure; see our master plan article for what the drawing does show. For the concept, our guide to low density villa projects in Bangalore explains the measure, and the best villa projects in Sarjapur Road page lists what to look for locally.
Developer record and legal status
A developer's delivery record is checkable. Ask for completed project names, handover dates versus promised dates, and resident contacts.
NVT's timeline lists the 2024 completions of Stopping by the Woods and Symphony of Orchards and the 2014 completion of NVT Orchid Garden; see the developer page. Treat any developer the same way: visit a completed project. For legal status, search each project on rera.karnataka.gov.in, compare the declared completion date with the sales promise and check the promoter name. Our RERA guide explains how.
Location and lifestyle fit
Numbers do not capture daily life. A cheaper villa 15 minutes further from your workplace costs you time every day. Compare drive times at your actual travel hour, not at midnight.
For Whispering Hues, the developer's indicative times are in the location guide. For competitors, time the drive yourself. Our wider guide to the best villa projects in Bangalore and Sarjapur Road versus Whitefield villas frames the area choice.
A simple scoring method
Give each project a score from 1 to 5 on each of the eight checks, weighted by what matters to you. A family with school-age children might weight location and amenities; an investor might weight land price and developer record.
The point is not the final score but the discipline: every project answered the same questions, with the source and date written next to each answer. If a developer will not supply a figure, that is itself an answer.
