On Sarjapur Road, a clubhouse does a particular job: it replaces the mall visit, the gym membership and half the weekend drive. Our measured distances show why. The nearest mall is about 19 minutes from Whispering Hues and the big ones about an hour (Google Maps, Saturday evening, October 2026), so what you can do inside the gate matters. What is planned
The community's proposed clubhouse includes a swimming pool, gym, squash court, badminton court, table tennis, indoor games, a coworking area, a multi-purpose hall, an activity room, a landscaped terrace and a reception. Around it sit outdoor amenities: tennis court, cricket pitch, skating rink, half basketball court, yoga deck, outdoor gym, amphitheatre, party lawn and a kids' play area with sand pit. These come from the developer's amenity list; they are described as proposed and not yet built.
How the clubhouse substitutes for outings

The table is a guide to trade-offs, not a promise. Each villa also has a media room, and the media rooms measure 12′ × 13′11″ in Bluebell and 12′ × 13′5″ in Carnation according to the floor plans.
The ₹10,00,000 recreation membership
The price sheet dated 25 September 2026 lists recreation (club) membership at ₹10,00,000, alongside advance maintenance of ₹55 per sq ft of built-up area for one year and a corpus deposit of ₹55 per sq ft. Stamp duty, registration and GST are extra. For a Carnation villa (3,750 sq ft BUA), the maintenance advance and corpus deposit would each be about ₹2,06,250; for a Bluebell (4,432 sq ft), about ₹2,43,760 each, as simple arithmetic on those rates. Confirm the calculation with the developer.
Questions to ask:
- Is the membership refundable, transferable on resale, and does it cover every family member?
- Do tenants or guests pay to use the club, and are there monthly usage fees?
- Who operates the club, and what is the staff plan for the pool and gym?
- When will the clubhouse be built relative to villa possession? The RERA number and possession date are not yet published; check rera.karnataka.gov.in once issued.
Will the clubhouse suit your household?
Think of who is home on a weekday. The gym and pool suit adults and teenagers; the squash and badminton courts suit anyone who plays regularly; the coworking area is a useful draw for people who work from home some days. Younger children benefit more from the outdoor play areas. The question is whether the clubhouse will be used weekly, and if not, the entry fee is a heavy price for something to look at.
Reading the amenity list critically
Long amenity lists are easy to write and expensive to deliver. The Whispering Hues list includes a tennis court, cricket pitch, skating rink and half basketball court on top of the clubhouse. Each needs land, lighting, surfacing and upkeep. Ask which items are in the first phase, which are optional, and how maintenance will be funded. The advance maintenance on the price sheet is for the first year only, so ask what the running charge becomes afterwards and who decides.

How to evaluate it on a site visit
Ask to see the clubhouse drawings and the sanctioned plan rather than a render alone. Ask the NVT team whether a completed NVT community has a comparable clubhouse you can visit; NVT completed Stopping by the Woods (124 villas) and Symphony of Orchards (161 villas) in 2024, per its timeline. Compare the number of homes in Whispering Hues to the size of the pool and courts, and ask for expected peak-hour usage.
