Gunjur used to be the place you drove through on the way to somewhere else. Now it is a destination, largely because land here lets developers build villas on proper plots, and because a cluster of schools has settled around it. Living in Gunjur, Bangalore, still feels like living at the edge of the city, and that is both the appeal and the catch.
This article describes the area as it is in October 2026, using Google Maps readings from the Whispering Hues pin (Ramnaikanahalli Road, Hegondanahalli, in the Chikkavaderapura area), taken on Saturday evening 17 October. It is one cluster article inside our wider guide to luxury living in East Bangalore. For the project-level listing see villas in Gunjur.
Where Gunjur sits
Gunjur sits on the Varthur–Sarjapur belt, east of Varthur and Whitefield Main Road and north of Dommasandra. It is reached from the Varthur–Sarjapur road and from smaller roads like Ramnaikanahalli Road.
From the Whispering Hues pin Google Maps showed Gunjur Village at about 11 minutes (4.0 km), Dommasandra Circle at about 14 minutes (2.3 km) and Whitefield at about 46 minutes (9.7 km). The distances are short and the times are not, because a handful of junctions along Varthur Road carry nearly everything.
Schools within a short run
Schools are Gunjur's strongest card. Google Maps showed the following drive times on a Saturday evening in October 2026.
| School | Drive time | Distance |
|---|---|---|
| Greenwood High (Sarjapur campus) | about 2 min | not reported |
| The International School Bangalore (TISB) | about 3 min | 1.3 km |
| Inventure Academy | about 6 min | 1.5 km |
| Oakridge International School | about 6 min | 2.1 km |
| The Foundation School, Gunjur campus | about 9 min | 2.7 km |
| TCIS Whitefield | about 12 min | 4.5 km |
| Chrysalis High School, Varthur | about 14 min | 4.9 km |
The developer's own indicative figures are similar in spirit (Greenwood High about 5 minutes, TISB about 6). Admission, fees and curricula are each school's own, so ask them directly. Read the schools pillar and the family-friendly villas guide for more.
Hospitals and healthcare
Healthcare is the weaker side of Gunjur, and it is worth knowing before you commit. The Eye Foundation (an eye hospital on Varthur Road) was about 14 minutes away; Manipal Hospital on Varthur Road about 38 minutes; Cloudnine and Motherhood on Sarjapur Road about 46 and 47 minutes respectively. Full detail, including which listing is a clinic and not a hospital, is in hospitals near Sarjapur Road.
For families with elderly members or young children, this is where you should do your own homework. Identify the hospital you would use, drive to it at a busy hour, and keep the emergency number saved.
Daily errands, food and shops
Day-to-day shopping is local and growing. Confident Square Mall was about 21 minutes (4.2 km) and Forum The Prestige City about 23 minutes (5.6 km) on that Saturday evening; larger malls in Whitefield are 45 minutes and up. For restaurants, see best restaurants and cafes on Sarjapur Road.
Expect to plan: weekly grocery runs, a monthly trip to a bigger market. The practical habit here is to batch errands rather than make impulse trips, because every trip is at least 20 minutes each way.
Work and commute
Gunjur works best for hybrid workers and for people employed on the Sarjapur Road campuses. Wipro SEZ at Kodathi was about 23 minutes (8.3 km) and RGA Tech Park about 27 minutes (9.4 km). The Outer Ring Road parks were about 42 minutes, and ITPB Whitefield about 59.
See IT hubs near Sarjapur Road for the neighbourhood-level view and villas near IT parks for per-campus detail.
The character of the place
Gunjur is greener and more spread out than Whitefield, with villa layouts and open land between communities. It is also under construction. New roads, new communities and trucks are part of the picture for the next several years, and some roads remain narrow.
Villa communities here compete on land, privacy and amenities. Whispering Hues is one of them: a gated community by NVT Quality Lifestyle at EOI stage, planned with a clubhouse, amphitheatre, sports courts and gardens. Amenities are proposed; see the amenities page and the location page.
Is Gunjur right for you?
It is right if your priorities are space, schools next door and a quieter street, and you can accept 40-plus minutes to the big tech campuses. It is wrong if you need the metro, a hospital within 10 minutes or a daily trip into the centre.
Visit before deciding. Drive from the site to your office at your usual hour, and to the school you would pick. Book at /#visit or WhatsApp +91 80509 73051. A visit request does not reserve a villa, and RERA details and possession dates are not yet published.
