Bluebell is the larger of the two villas at Whispering Hues and the one the developer sells as a 5 BHK. The label needs reading with care, because the floor plans do not show five bedrooms. They show four, plus a media room, which the sale description counts as the fifth. That is a legitimate way to describe the room mix, but a buyer paying around ₹7 Cr deserves to know what the count means. This guide covers Bluebell in detail; the project overview is at NVT Whispering Hues.
What "5 BHK" means in the Bluebell plans
Bluebell has four bedrooms, each with a walk-in wardrobe, an attached toilet and a balcony, plus a media room on the second floor. The plans also show a first-floor family lounge and a service room with its own toilet.
So the honest description is a four-bedroom villa with a media room, a family lounge and a service room. If you need five separate bedrooms for sleeping, you could convert the media room, but it is drawn at 12′ × 13′11″ with the open terrace beside it, and bedroom conversion would depend on the approved plan. In the plans, the room mix is identical in kind to Carnation's. What the extra money buys is size.
The numbers
Bluebell is a 32′ × 74′ plot with 2,368 sq ft of land and 4,432 sq ft of built-up area, facing east or west, across ground, first and second floors.
| Feature | Bluebell |
|---|---|
| Configuration as sold | 5 BHK |
| Facing | East or West |
| Plot | 32′ × 74′ |
| Land area | 2,368 sq ft |
| Built-up area | 4,432 sq ft |
| Parking | 2 covered cars |
| Tentative basic price | ₹6.80 Cr – ₹7.05 Cr |
It is 682 sq ft larger than Carnation in built-up area and 256 sq ft larger in land. That 256 sq ft is almost all in plot depth: 74 feet instead of 66.
Room sizes (east-facing plan)
The living room is 14′1″ × 19′5″, dining 12′6″ × 16′1″, kitchen 12′ × 10′ and ground-floor bedroom 1 is 12′ × 13′. The backyard is drawn at 32′ × 16′5″.
On the first floor, bedroom 2 is 15′3″ × 14′5″, bedroom 3 is 12′ × 16′ and the family lounge is 12′6″ × 15′11″. On the second floor, bedroom 4 is 15′3″ × 14′5″, the media room is 12′ × 13′11″ and the open terrace is 28′9″ × 10′11″.
Compared with Carnation, the living and dining rooms are noticeably longer, which suits entertaining, and the 32′ × 16′5″ backyard is large enough for a small lawn, a tree and seating. East or west: choosing the facing
Bluebell offers both, and the choice carries a price difference. East-facing villas carry a 5% premium on the sheet; west-facing do not. On a ₹6.80 Cr basic price, the east premium is ₹34 lakh.
Some buyers pay it for Vastu reasons or for morning light at the entrance. Others prefer west-facing for the lower cost and plan the garden and terrace for evening use. Neither is better in the abstract. A west-facing facade takes more afternoon heat, which skylights, shading and glazing choices can offset, so ask what glazing and shading specifications apply. Our Vastu checklist for villas lists the questions to take on a site visit.
The full cost of a Bluebell
The other charges for a 4,432 sq ft Bluebell total ₹29,65,520, before GST, stamp duty and registration. That is BESCOM and water connection ₹11,08,000, advance maintenance ₹2,43,760, corpus deposit ₹2,43,760, generator ₹3,00,000, club membership ₹10,00,000 and legal ₹70,000.
Adding that to the basic price gives ₹7,09,65,520 at the low end and ₹7,34,65,520 at the high end. An east-facing villa at the low end is ₹7,14,00,000 basic and ₹7,43,65,520 with other charges. A corner plot adds 10%. All figures are tentative, from the price sheet of 25 September 2026. The price guide explains each line, and the payment plan shows the instalments in rupees.
Is Bluebell worth the extra over Carnation?
At the low end of each range, Bluebell costs ₹84 lakh more for 682 more sq ft of built-up area and 256 more sq ft of land. That works out to about ₹12,300 per added sq ft of built-up space, which is below the average price per sq ft of the villa itself. In plain terms, the incremental space costs less per sq ft than the base villa does.
The question is whether you will use it. If you have three children, regular guests or a joint family, the longer living and dining rooms and the bigger backyard earn their keep. If it is two adults and a child, Carnation's 4 BHK layout probably covers you with less to maintain. Maintenance is billed per sq ft of built-up area (₹55 per sq ft for the first year), so a larger house keeps costing more each year.
