5 BHK Villas in Bangalore: What "5 BHK" Really Means

The short answer

A 5 BHK villa in Bangalore is normally 4,000 to 6,000 sq ft, but the label is loose. Some have five true bedrooms; others add a media or study room. Bluebell at Whispering Hues is sold as 5 BHK with four bedrooms plus a media room, on 4,432 sq ft built-up.

When you search for 5 BHK villas in Bangalore you will find listings that describe wildly different houses under one label. One has five bedrooms with attached baths. Another has four bedrooms and a media room, counted as the fifth "bedroom" for marketing. Both are legitimate products, but you should know which one you are looking at. This guide, part of our premium villas in Bangalore series, explains how the label works.

How the market uses "5 BHK"

BHK counts rooms, not bedrooms with specific features. Developers use it loosely: a fifth room such as a media room, study or multipurpose room often earns the label if it could serve as a bedroom.

That is not deceptive if it is declared. It becomes a problem when the brochure says "five bedrooms" and the floor plan shows four. Always count the rooms with a toilet attached, a wardrobe and a window.

A transparent example: Bluebell

Bluebell at Whispering Hues is sold as a 5 BHK, but the floor plans show four bedrooms plus a media room. We say it plainly: it is four bedrooms and a media room, not five bedrooms.

Feature Bluebell (as per floor plans)
Plot 32′ × 74′ (2,368 sq ft land)
Built-up area 4,432 sq ft over ground, first and second floors
Bedrooms 4, each with walk-in wardrobe and attached toilet
Fifth room Media room, about 12′ × 13′11″ (east plan, second floor)
Other First-floor family lounge, service room, private lift, backyard 32′ × 16′5″ (east plan), terrace
Facing East or West

The media room could become a guest bedroom or study if you fit a wardrobe and bath, but check whether that is permitted and feasible with the developer. The tentative basic price is ₹6.80 to ₹7.05 crore (price sheet, September 2026), roughly ₹15,300 to ₹15,900 per sq ft of built-up area by our calculation. Taxes, club membership and other charges are extra; see the price page and the floor plans.

Typical sizes elsewhere

Across the city, 5 BHK villas commonly run from 4,000 to 6,000 sq ft or more, on plots of 40′ × 60′ and above. Bigger plots mean larger gardens and the possibility of a pool; narrower ones mean taller houses. We could not verify a market-wide price per sq ft for this size band from the major research houses, so be wary of confident averages.

What to check in a 5 BHK floor plan

  1. Count real bedrooms. Is each one a room with a door, window, wardrobe and attached toilet?
  2. Separate the media or study room. It adds value for work-from-home but may not suit an elderly relative.
  3. Look at the circulation. On a 3-storey villa, a lift and a family lounge between floors keep the house usable for all ages.
  4. Check the staff area. A service room with toilet plus a kitchen yard keeps household help separate from the main house.
  5. Terrace and balcony. An open terrace can host gatherings; a balcony for every bedroom changes how bedrooms feel.

Running costs of a bigger house

More floor area means a larger electricity bill, more cleaning and higher maintenance charges. On the Whispering Hues price sheet, advance maintenance and corpus are each quoted at ₹55 per sq ft of built-up area, so a 4,432 sq ft Bluebell carries about ₹2.44 lakh for each by simple multiplication, against about ₹2.06 lakh on a 3,750 sq ft Carnation. Power and water connection at ₹250 per sq ft of BUA adds roughly ₹11 lakh on Bluebell. These are charges to budget for on top of the basic price.

Who buys 5 BHK villas?

Multi-generation households, families with frequent guests and work-from-home professionals are the usual buyers. For buyers whose budget leaves room for the extra space but who do not need a fifth bed, a 4 BHK is often the more efficient purchase; compare it with 4 BHK villas in Bangalore. If your budget is above the ₹5 crore mark, villas for HNI buyers covers the extra diligence.

Questions to ask before you pay

Is the fifth room counted as built-up area? Is the layout approved as drawn? What is the RERA registration number? Whispering Hues is at the Expression of Interest stage and has not yet published its RERA number or possession date; verify on rera.karnataka.gov.in when issued. A site visit does not reserve a villa.

Frequently asked questions

Is a 5 BHK villa the same as five bedrooms?

Not always. The label counts habitable rooms, and many 5 BHKs have four bedrooms plus a study, media room or guest room. Count the rooms with attached toilets in the plan.

How much land does a 5 BHK villa need?

A plot of about 2,400 sq ft and above is comfortable. Bluebell sits on 2,368 sq ft, with a 32′ × 74′ plot, which accommodates a backyard and covered parking.

Can I convert the media room into a bedroom?

Possibly, if plumbing and structure allow, but get written approval from the developer and check any changes against sanctioned plans and community rules.

Is a 5 BHK villa harder to resell?

The buyer pool is smaller than for 3 or 4 BHK homes, so selling can take longer. Good location and a managed community help.
