The short answer

A villa Vastu checklist usually covers plot shape, road facing, main entrance, kitchen, master bedroom, pooja room, toilets and staircase. East and north facings are widely preferred, but no plan satisfies every rule, so rank your priorities and have a consultant review the actual floor plan.

For many Bangalore buyers, Vastu is not a curiosity but a deciding factor, and it can quietly rule a villa in or out. It can also become a source of endless argument between family, consultants and brokers. This villa Vastu checklist Bangalore buyers can use is meant to help you use it sensibly: know what is commonly asked, check it against an actual plan, rank what matters, and avoid paying a premium for a promise nobody has verified. It is one part of the wider villa buying guide for Bangalore.

A note on scope. Vastu is a traditional system with many schools, and practitioners disagree on details. This article reports commonly cited guidance and does not claim that any plan complies with it. Whispering Hues's floor plans are published, but Vastu compliance has not been certified by the developer, and nothing here should be read as such.

Villa Vastu checklist Bangalore: start with the facing

Facing means the direction the main road-side front of the villa looks towards. East and north facings are the most commonly preferred in traditional guidance, while west and south are treated with more caution by some practitioners and accepted by others.

On the Whispering Hues plans, Bluebell is offered facing east or west, and Carnation faces north. The price sheet (25 September 2026) lists a 5% premium for east-facing villas and a 10% premium for corners, both subject to availability. That means facing has a direct price. On Bluebell's low-end ₹6.80 crore base, a 5% premium is ₹34 lakh, so decide how much weight the facing deserves in your household before you pay it.

Check the entrance and approach

The main entrance is the first thing most checklists examine. It is commonly advised to have a clear, uncluttered entrance, not blocked by a pole, tree or drain directly opposite.

  • Note where the main door sits on the plan and which direction it faces.
  • Check what is opposite the gate in the real site: a lamp post, a transformer, a T-junction.
  • Ask whether the entrance can be modified within the community's design rules. Associations commonly restrict external changes.

Room placement checklist

These placements are the ones most frequently cited. Use them as a conversation, not a pass-fail test.

Space Commonly suggested zone
Pooja room North-east
Kitchen South-east or north-west
Master bedroom South-west
Children's and guest bedrooms North-west or west
Living room North, east or north-east
Toilets West or north-west, avoiding the north-east
Staircase South, west or south-west, clockwise ascent
Underground water or sump North-east

The villas at Whispering Hues have three floors, a private lift, a backyard and a terrace, so check each: a lift or staircase core can occupy a zone that a rule would prefer to keep open. Look at the floor plans and compare against this table yourself, or take the plan to a consultant.

Plot shape, slope and surroundings

Regular shapes, rectangles and squares, are generally preferred over irregular or extended plots, and the ground is often preferred to slope down towards the north-east. Both Whispering Hues plot sizes are rectangles: 32′ × 74′ for Bluebell (2,368 sq ft) and 32′ × 66′ for Carnation (2,112 sq ft). Check the site's actual slope and drainage when you visit.

Also notice what stands around the plot. Open space or a garden on the north or east is often seen as favourable, while a tall structure on those sides may be viewed less favourably. A villa-facing theme garden is planned in the community, but the plan should be examined for your plot.

Light and ventilation come first

Vastu and good design overlap on light and air. Morning sun from the east and cross ventilation are valued in both. Bluebell and Carnation plans include an expansive skylight, balconies for every bedroom, a backyard and a terrace, and you can check on site how the sun moves through the rooms in the morning and afternoon. A visit at two different times of day tells you more than any chart.

How to weigh Vastu against everything else

  1. Rank your must-haves. Choose two or three items, for example facing, kitchen and master bedroom, and treat the rest as flexible.
  2. Do not pay for unverified claims. If a broker says a plan is "100% Vastu compliant", ask for the consultant's written report.
  3. Count the trade-offs. East-facing costs 5% more at Whispering Hues; a corner costs 10% more. Compare with a north-facing plan that costs less and may still fit your priorities.
  4. Get one qualified opinion. A single consultant reviewing the actual plan beats five conflicting opinions from relatives.
  5. Check the legal side first. No Vastu benefit compensates for a weak title or missing approvals. Use the buying checklist before the Vastu list.

Beyond the plan: practical considerations

  • Prices, area and approvals do not change with Vastu, but the resale pool can. Many Indian buyers ask about facing, so a preferred facing can help resale, though we have no data to size the effect.
  • Altering a built villa to fix a Vastu issue is costly and may breach community rules. Raise it before you book.
  • See things to check before buying a villa for the physical checks and villa vs apartment in Bangalore if the plan rules out a villa for your family.

You can see the plot and the plans in person. Book a site visit or ask for the plans on WhatsApp at +91 80509 73051; a visit request does not reserve a villa. For the individual plans, see Bluebell east, Bluebell west and Carnation north.

Frequently asked questions

Is east-facing always better than north-facing for a villa?

Not always. Both are widely preferred in traditional Vastu, and schools of thought differ on which is stronger. Practical factors such as light, cost and the layout matter at least as much, and an east-facing villa at Whispering Hues carries a 5% premium.

Can a west-facing villa be made suitable?

Many practitioners suggest remedies such as adjusting the entrance or room use, and some accept west-facing plans as they are. Ask a consultant to review the actual plan, and ask the developer what external modifications are allowed.

Does the developer guarantee Vastu compliance?

Not in the published material for Whispering Hues. The plans are available to review, but compliance with any Vastu school has not been stated. Ask for any claim in writing.

Should I hire a Vastu consultant before booking?

If it matters to your family, yes, and before you pay a booking amount. Share the plan, the facing and the site orientation. Treat the advice as one input alongside price, approvals and construction quality.
