The honest answer to "when can I move into NVT Whispering Hues" is that nobody can tell you yet, and a source that gives you a month and year without paperwork is guessing. The project is at the Expression of Interest stage. The price sheet dated 25 September 2026 does not include a possession date, and no RERA registration number has been published. This guide explains what that means, what the payment schedule reveals about the build sequence, and how to protect yourself. For the project overview, see NVT Whispering Hues.
What is and is not known
We know the build sequence and the payment milestones. We do not know the dates. The price sheet lists payment stages tied to construction, but it carries no calendar.
That distinction matters. A construction-linked plan tells you the order of work (foundation, then first-floor slab, second-floor slab, plastering, flooring, possession) and that the money follows the work. It does not tell you how long each stage takes. Anything beyond that would be our guess, and we will not publish one.
What the payment schedule reveals about the build
The schedule works as a progress tracker. Each payment is triggered by a physical stage, so the order of the triggers is the order of the build.
| Stage | Share of price |
|---|---|
| EOI | ₹5,00,000 |
| Booking, within 7 days of EOI | 9.5% less the EOI amount |
| Before signing the agreement, within 15 days of booking | 15.5% |
| Foundation complete | 15% |
| First-floor slab | 15% |
| Second-floor slab | 15% |
| Plastering | 15% |
| Flooring | 10% |
| Within 15 days of possession intimation | 5%, plus other charges |
Because 60% of the price is tied to stages from foundation through plastering and 10% to flooring, a delay at any stage delays that payment as well. This is in your favour, as you do not pay ahead of the work. Our payment plan guide puts rupee amounts on each stage.
Why possession date and RERA go together
Once the project is registered, the promoter files a declared completion date on the Karnataka RERA portal (rera.karnataka.gov.in). That date is public and enforceable in a way a sales conversation is not.
Until then, treat any timeline as an estimate. Our RERA guide explains how to verify the registration and read the completion date. When you see the date, check whether it covers the whole project or a phase, and whether it is the date for the villa structure only or includes the clubhouse and common areas.
Reading a possession promise
When a date does appear, ask four things about it.
- What exactly is delivered by that date? Villa structure, finishes, the road and utilities, and the clubhouse are different milestones.
- Is there a grace period? Many agreements include a grace period after the stated date. Ask how long it is.
- What compensation applies for delay? The agreement should state it in rupees or interest, and it should be consistent with the law.
- What is the "possession intimation"? The final 5% is due within 15 days of it. Ask what condition the villa must be in at that point, and whether you can inspect it first.
These questions belong in writing. Our guide to things to check before buying a villa puts them in a broader checklist.
Planning your life around an unknown date
You can still plan sensibly without a date. The sensible approach is to build slack into your own timeline and avoid commitments that depend on moving in by a specific month.
If you live in rented accommodation, check your lease for flexibility. If you hold a home loan, understand that banks release money in stages against construction progress, and you may pay EMI interest on the disbursed amount during construction. Our guide to a home loan for a villa in Bangalore explains the stages. If you need to move by a fixed date, a ready or nearly ready villa elsewhere may serve you better, and our guide to new launch villas in Bangalore discusses the timing trade-off of a new launch.
The developer's delivery record
For a sense of how NVT has delivered before, look at the completed projects in the developer's own timeline. NVT Stopping by the Woods (124 villas on 14 acres) and Symphony of Orchards (161 villas) were both completed in 2024, and NVT Orchid Garden in 2014. The developer's sales material also lists on-time delivery as one of its stated priorities.
That is useful context, not proof. The best evidence is a visit to a completed NVT community and a conversation with a resident about whether handover matched the promise. Ask the team to arrange it.
Next step
Ask for a possession schedule in writing as part of the EOI terms. To raise this on a call, message +91 80509 73051 on WhatsApp, or book a site visit at /#visit. A site-visit request does not reserve a villa.
