The short answer

Anarock put Bengaluru's average gross residential rental yield at 4.6% in Q2 2026. Villa yields are generally lower in percentage terms because the price is high relative to rent. On a ₹6.80 crore villa, 2% to 4.6% gross means ₹13.6 lakh to ₹31.3 lakh a year before costs and tax.

Rental yield is the annual rent divided by the price you paid, expressed as a percentage. It is the simplest way to see what a property earns while you wait for any price growth, and for villas it is usually the less impressive number. This article uses published data on villa rental yield Bangalore owners can expect, where it exists, shows the arithmetic on a premium villa, and explains why the gross figure and the figure you keep are not the same. It builds on villa investment in Bangalore and the villa buying guide.

Villa rental yield Bangalore: what the published data shows

The best recent public figure is a city-wide one: Anarock reported Bengaluru's gross rental yield at 4.6% in Q2 2026, up from 3.6% in 2019, the highest among the cities it tracked (Business Today, 4 August 2026). The same source reports average prices of ₹9,450 per sq ft in Q2 2026.

That figure covers residential property generally. We found no published, reliable villa-only yield for Bangalore or Sarjapur Road. Secondary property sites quote a range of roughly 3.8% to 4.5% for East Bengaluru apartments, but we could not trace those to a primary source, so treat them as unverified.

Why villa yields are usually lower

A villa's price carries a large land component and a high ticket, while rent tends to scale more slowly than price. Fewer tenants can afford ₹1.5 lakh or more a month, and vacancy periods can be longer.

This is reasoning, not a measured statistic. It means you should not assume a villa matches the city-wide 4.6%. Ask local brokers for actual rents on comparable villas in the micro-market, and ask for asking and achieved rents separately.

A sensitivity table

Gross yield is rent divided by price. Using the low end of Bluebell's tentative basic price of ₹6.80 crore (price sheet, 25 September 2026), here is what different yields would mean. These are hypothetical assumptions, not forecasts for any project.

Gross yield Annual rent Monthly rent
2.0% ₹13.6 lakh about ₹1.13 lakh
3.0% ₹20.4 lakh ₹1.70 lakh
4.6% (city average) about ₹31.3 lakh about ₹2.61 lakh

The right-hand column is the number to test. Is there a real tenant who would pay that for a villa in this location, and for how long? On Carnation's ₹5.96 crore low-end price, 3% gross is ₹17.88 lakh a year or about ₹1.49 lakh a month.

From gross to net: what you actually keep

Costs eat into gross rent. Common deductions are:

  • Maintenance. Typically charged on built-up area. The Whispering Hues price sheet lists advance maintenance at ₹55 per sq ft of built-up area for the first year, about ₹2.44 lakh for Bluebell and ₹2.06 lakh for Carnation. Ask who pays when a tenant occupies the villa.
  • Property tax and repairs. Annual civic tax and routine maintenance of the building, terrace and garden.
  • Vacancy. Months without a tenant, plus the time and brokerage to find one.
  • Income tax. Rent is taxed as income from house property. After a 30% standard deduction on net annual value and any interest deduction on a loan, the balance is taxed at your slab rate. A chartered accountant should confirm the treatment under the Income-tax Act, 2025, which renumbers sections from 2026-27.
  • GST on rent. Whether GST applies to residential rent depends on who the tenant is (for example, an individual or a registered business), so confirm with your accountant before you let to a company.

One property explainer (RealtyHunting, 2026) reckons landlords keep roughly 1.5% to 3% of the price after maintenance, vacancy, property tax and income tax. We cannot verify its method, but the direction, a net yield well below the gross figure, is consistent with the arithmetic above.

Compare rent with your loan cost

If you borrow, rent rarely covers the EMI on a premium villa. A ₹3 crore loan at an illustrative 8.5% for 20 years has an EMI of about ₹2.60 lakh, which is roughly equal to the monthly rent in the top row of the table above (4.6% gross on ₹6.80 crore) and well above the 2% or 3% rows. See home loan for a villa in Bangalore for the working. Plan to fund the gap from income, not from rent.

Who rents a villa, and where

Tenants for premium villas tend to be families on relocation packages and senior professionals who want space near work. Gunjur sits in the Varthur–Sarjapur belt, with the developer's indicative drive time to Wipro Sarjapur at about 14 minutes and to ITPL at about 41 minutes (developer's sales presentation, 2026). Those are the workplaces that matter for tenant demand, along with schools nearby. Read the location page and villas for IT professionals in Bangalore for the catchment, but remember Sarjapur Road peak traffic can lengthen commutes.

Whispering Hues is at EOI stage, with no possession date published, so no rental income can be counted until after handover. A community pet policy has not been published either, which can affect tenant interest.

A short test before you rely on rent

  1. Collect three actual rents for comparable villas in the micro-market.
  2. Divide by the all-in cost, not the base price: include taxes and charges.
  3. Subtract maintenance, tax, repairs and a vacancy allowance of at least a month or two.
  4. Compare the result with a fixed deposit or other alternatives, and count capital growth as a bonus, not a certainty.

For the all-in cost see stamp duty and registration charges in Bangalore. To talk through the project, book a site visit or message +91 80509 73051 on WhatsApp. A visit request does not reserve a villa.

Frequently asked questions

What is a good rental yield for a villa in Bangalore?

There is no published benchmark specific to villas. City-wide gross yield is 4.6% according to Anarock, and villas are generally lower, so a figure in the low single digits is plausible. Verify with actual comparable rents rather than a quoted number.

Is rental yield calculated on the base price or the total cost?

Use the total cost, including stamp duty, registration, GST and other charges. Using the base price flatters the yield. On a ₹6.80 crore base price, buying costs of about 12.6% lift the true outlay to roughly ₹7.66 crore.

Does a larger villa earn proportionally higher rent?

Not necessarily. Rent often rises less than price as size grows, since the pool of tenants shrinks. Ask for evidence from actual lettings of villas of similar size.

Can short-term rental or leasing to companies improve the yield?

It can, but it adds management effort, may be restricted by community rules, and carries its own tax treatment. Ask the association whether letting for short stays is permitted.
